5 Simple steps to find your perfect rental property

1. Be Practical
When searching for your rental property consider your needs such as a large family, living solo and location. While you might discover your dream home, it’s good to have a flexible approach if you can’t find exactly what you need. Consider if you really need an ensuite or a garage or perhaps you’d prefer a garden rather than an additional bedroom.

2. Budget
Be mindful of your budget when viewing properties. You might need to broaden your search to other areas if for example Belfast City Centre or Malone Road exceeds your maximum monthly budget to get more for your money. Be prepared to pay a premium for extra living space.

3. Viewings
When viewing a property look at its potential and how it could look with your belongings. Go along to a couple of viewings so you know you’re choosing the right property for you. If there’s a property you’re not overly fussed on then don’t waste time, spend more time trying to find something more suitable. The rental market is very competitive and places are snapped up quick, so if you do like a property act fast, call the agent, book in a viewing and submit your paperwork.

4. Paperwork
Get your paperwork in order before you start viewings, it can make the process of being accepted much smoother and avoid the property being snapped up by someone else. To rent a property from GOC you will need ID, employer and former landlord references and be subject to a credit check. Once you’re approved you will be asked to sign a tenancy agreement and pay a deposit and the first month’s rent. You’ll also need to set-up a standing order for monthly rent payments. Now you’re ready to move in.

5. Moving In
Keys for your new home will be available on the day stated on your tenancy agreement, usually the first day of the agreement. Once you’ve agreed on a day and time to pick up your keys, you can start planning the moving in arrangements such as removal companies or call on for friends and family to lend a hand. You’ll may be provided with an inventory for your new home so you know what’s in the property and the additional items you might need. All you need to do now is to unpack and settle in.
